As a real estate agent working throughout northern Allegheny County, I still don’t feel like we have enough inventory to meet buyer demand. While the market has become more balanced compared to the frenzy of the past few years, move-in ready homes that are priced correctly are still selling quickly and often receiving multiple offers.

Looking at the latest data for northern Allegheny County, the market remains surprisingly strong.

Even with mortgage rates hovering around 6%, buyer activity has remained steady year over year.

Overall, new listings are up 18% compared to last year, which is helping create a healthier market for buyers.
However, that increase isn’t happening evenly across all communities.
In some of the most desirable North Hills neighborhoods and school districts, new listings are essentially flat year over year. Areas tied to top-performing school districts like North Allegheny School District and Pine-Richland School District continue to see strong demand and limited inventory.

Median days on market remain virtually unchanged at 33 days.
That tells us buyers are still moving quickly when the right home hits the market.
In reality, many well-prepared homes are selling much faster than that average — especially those that are updated, professionally marketed, and priced strategically from the start.
Why Some Homes Sit While Others Fly Off the Market
This is where the market has changed a bit from the peak frenzy years.
Today’s buyers are much more selective.
Homes that need a lot of updates, are overpriced, or don’t show well may sit longer than they would have a few years ago. But homes that are move-in ready and priced at true market value are still generating strong activity and multiple offers.
Pricing strategy matters more than ever.
Ironically, some sellers who “test the market” with a high price often end up helping the better-priced homes nearby sell even faster.
