Not All Realtors Are the Same: What to Actually Ask Before You Hire One

"A realtor's a realtor, right? They all have the same license, they all put your house on the same websites, and they all take the same commission." I understand why people think this. On paper, it can look that way. In practice, it's one of the more expensive myths in real estate, and it's worth a few honest questions before you sign with anyone.

Here's what I'd actually ask.

"How Many Homes Have You Sold in This Specific Area?"

Not "how many years have you been licensed." Anyone can hold a license for a decade and barely work in your zip code. You want someone who knows this specific market — what's actually selling, what buyers here care about, and what comparable homes near you have closed for recently. Local, current data beats general experience every time.

"What Does Your Marketing Actually Look Like?"

Some agents pop a sign in the yard, upload a few photos, and call it done. Others invest in professional photography, staging guidance, targeted digital advertising, and a real launch strategy for the first two weeks on market — which, as we talked about in the pricing post, is when most of your buyer interest happens. Ask to see examples of their actual marketing, not just hear about it.

"How Do You Handle Negotiation?"

This one matters more than people expect. A strong negotiator doesn't just relay offers back and forth — they know when to push, when to hold, and how to read what's actually happening on the other side of the table. Ask for a specific example of a deal they negotiated that didn't go smoothly at first, and how they turned it around.

"Who's Actually Handling the Logistics?"

Inspections, appraisals, contractor recommendations, repair negotiations, paperwork deadlines — there's a lot happening behind the scenes on every deal. Some agents hand you a checklist and let you figure it out. Others are hands-on through the entire process, coordinating the details so you're not the one scrambling to schedule a repair estimate three days before closing. Ask directly: "Will you be managing this, or will I?"

"Can I Talk to a Past Client?"

Reviews are easy to curate. A quick conversation with someone who actually worked with this agent, ideally on a deal similar to yours, tells you more in five minutes than a five-star rating ever will.

"What Do You Charge, and When Do You Get Paid?"

Most agents work entirely on commission and don't get paid until closing, which means their incentive is genuinely aligned with getting your deal done well. But it's still worth understanding upfront exactly what you're paying for and what's included, so there are no surprises later.

The Bottom Line

Hiring a realtor isn't like hiring someone to unlock a door and hand you a set of keys. It's hiring someone to negotiate on your behalf, manage a stressful process, and protect what is probably your largest financial transaction. A few good questions upfront tell you a lot about who you're actually working with — and whether they're going to earn that commission or just collect it.
