Spring may get most of the attention in real estate, but September can be one of the best months to buy a home in Pittsburgh. Buyers who stay active after the summer rush may find less competition, more motivated sellers, and better opportunities to negotiate.
There May Be Less Competition
The spring and early-summer markets typically attract the largest number of buyers. Many hope to purchase a home, move, and settle in before the new school year begins.
By September, some of those buyers have already found homes. Others may have paused their searches because of school schedules, vacations, or frustration after losing in multiple-offer situations. That can leave determined buyers with fewer people competing for the same properties.
Desirable homes can still receive multiple offers, especially in sought-after communities and school districts. However, buyers may have more time to evaluate certain properties without feeling pressured to make an immediate decision.
Sellers May Be More Motivated
A homeowner listing in September is often serious about selling. They may be relocating, downsizing, purchasing another property, or hoping to complete their move before the holiday season.
Some homes may also have been on the market since summer. If a property has not sold, the seller may be more open to discussing the price or other terms. That does not necessarily mean something is wrong with the home. It may have been initially overpriced, poorly presented, or simply overlooked during a busy market.
This can create an opportunity for buyers who are willing to consider homes that have been available for more than a few days.
Buyers May Have Greater Negotiating Power
During the height of the spring market, buyers sometimes feel that they must waive protections, offer well above the asking price, or accommodate every seller preference just to compete.
September may offer more room for negotiation. Depending on the property and level of interest, buyers may be able to negotiate:
- A lower purchase price
- Seller assistance with closing costs
- Repairs following the home inspection
- A home warranty
- Included appliances or other items
- A closing date that works better for their schedule
Every property is different, and well-priced homes in excellent condition can still sell quickly. The key is understanding how much competition exists before deciding what to request.
Price Reductions Can Create Opportunities
September buyers may notice more price reductions as sellers respond to changing market activity. A home that seemed overpriced earlier in the summer may become a much better value after an adjustment.
A price reduction can also bring new attention to a listing, so buyers should not assume they will be the only ones interested. If a home meets your needs and the new price fits your budget, it may be wise to schedule a showing promptly.
The Weather Is Ideal for House Hunting
September is my favorite month in Pittsburgh. The humidity is usually out of the air, daytime temperatures are often in the 70s, and we tend to enjoy plenty of sunny days.
The pleasant weather makes it easier to explore neighborhoods, evaluate yards, visit nearby parks, and get a better sense of the surrounding community. By the end of the month, the leaves may even begin to change, offering an early glimpse of Pittsburgh in the fall.
September is also a helpful time to examine features that will matter during the colder months. Buyers can look at the condition of the roof and gutters, check drainage around the foundation, inspect windows, and learn the age and service history of the furnace.
You Still Need to Be Prepared
Less competition does not mean buyers should move slowly on every home. Pittsburgh real estate is highly local, and conditions can vary considerably by neighborhood, price range, and property type.
Before beginning your search, obtain a current mortgage preapproval and understand your monthly budget. When the right home becomes available, being prepared allows you to submit a strong offer without making a rushed decision.
